A couple of years ago I posted the germ of an idea on the freeflightml group about a dedicated indoor site.  As with most such things the idea fizzled for an instant then died.  it hasn't been seen or heard of since then, some might argue this is due to the nefarious nature of the member s of the freeflightml group but I don't think so ;-)
Anyway, here is my original post followed up by further clarification of what I had in mind.  Maybe my cost estimate was off somewhat, specially in my part of the country (Silicon Valley) but maybe not too far off.
I think this _might_ work but it it's quit a bit of effort.  Any retired millionaires out there who want to have their name put on the memorial plaque outside the IIAF?

It seems that the future of model flying may have to depend more and more on dedicated sites as progress encroaches on empty spaces.  Lost Hills is an example of the type of thing I am talking about.

What would it take to create and maintain a dedicated indoor flying site held in trust in the same manner as Lost Hills?

I'm not talking about renting time in a gym or having to worry about low hanging banners or score boards.  I'm talking about a dedicated facility for indoor flying:

- 200' diameter
- 100' clear height to ceiling, no internal bracing
- Insulated structure to help maintain good flying weather

In the SF Bay Area the 2 acres of land required run anywhere from $1-$2 million, not sure what it would cost to build a structure, but let's say
its about $3 million, so a total of $5 million.
I figure property taxes, insurance, and maintenance are about $100k/year.

Is it possible to do this via fundraising and membership costs or am I smoking something?

What I am envisioning is a membership based facility like Lost Hills, who's biggest cost was for the land, provided in the form of a gift from
a wealthy supporter, maybe there is some group or person(s) that would support indoor flying similarly.

As for interest in indoor flying, if you ever attended the sessions at Moffett, when it was allowed, on average 20-25 people attended regularly.  Not all of these folks were retired guys, there were plenty of age ranges represented.  In the few years we were allowed use of the hangar, the interest steadily climbed, I think there was one session I attended that had ~50 people present.  Proof of that was that LHSs
started carrying indoor kits and supplies which promptly went away when the hangar was closed off.  I think if a dedicated facility existed,
indoor flying would steadily grow.

Besides a regular roster of members, there is the usefulness of such a site for large national/international contests.  How much does it cost
to rent a Class IV site for the WC or USIC?  Throw in regularly scheduled classes/camps for kids (and adults) and you have a steady
revenue stream.

I almost forgot, the indoor R/C flyers are going to want to use it too, and they are willing to pay more $/hour than indoor FF flyers are, so
have them subsidize the cost of FF flying sessions ;-)

Also, I'm, contemplating a Class IV site, not a 30' gym.  A site people wouldn't mind traveling to because they would be getting something they want and could depend on it. Isn't this why people transport themselves and their models half-way across the country for a 2 or 3 day flying opportunity? A place run for modelers, not some place where we are occasionally allowed a 4 hour slot between the basketball team practice and the Pilates class.

ETSU Mini Dome is gone.  Tustin seems to be an irregular thing, not something you can build a steady indoor community around, and I'm not sure of the state of the Lakehurst hangar.  What is needed is a permanent, dependable, dedicated facility.

FAI outdoor flyers don't seem to mind spending somewhere in the range of $10K-$15K per year to do their thing, giant scale R/C modelers spend even more, and there are thousands of them.  Why wouldn't a dedicated indoor flyer spend $5k per year to do her thing?  Of course, only 5% of that would be spent on actual building materials and supplies, the rest would go toward membership in the IIAF (International Indoor Aeromodeling Facility).  Make the membership tax deductible (can you do that?) and I might even be able to afford to join.

  From the indoor drone development sites I have visited in the past few years, I suspect this site may not be all that friendly to indoor flying as we do it.  The sites are usually quite cluttered at floor level as well as ceiling level.  The walls often have much mounted equipment, too.  The partition netting can usually be raised but that just contributes to the clutter.  It is best to remember that such places are working engineering laboratories and spaces.  They do not look like the usually indoor sporting facilities we often use.
Anyway, I do to want to seem like a spoil sport and I hope that new sites like this can be used for our type of flying.
